Computer literacy: Proficiency and working knowledge of Microsoft Office Applications. 

Proficiency and working knowledge of YARDI property management software preferred.

Maintenance Supervisor (Springdale)

Description Local Property Management Company seeks qualified Maintenance Supervisor for residential apartment community in Cincinnati, Ohio. Position is Full Time, Monday-Friday 8am-5pm and some on-call hours. OT and driving a possibility. Position includes health benefits, bonus and possibly discounted unit.

Job Duties:
Primary responsibilities include performing hands-on maintenance of the apartment community, including overall inspection, repair and general maintenance of apartments and other interior/exterior areas in accordance with the policies and procedures outlined in the Operations Manual. Executes and ensures completion of maintenance activities as necessary/assigned. Under the direction of the Property Manager, or Regional Property Manager, functions as a team leader of the general maintenance staff, if applicable.

General Maintenance Activities:
Ensures the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections. Ensures the apartment community's overall exterior appearance is maintained.

Inventory Control:
Monitors, controls and safeguards all maintenance inventory and/or supplies.

Team Leader Activities:
Under the direction of the Property Manager, and Regional Property Manager, assists in all phases of the hiring, training, evaluating and supervising processes of all maintenance employees. Directs & oversees the work of independent contractors and vendors engaged to perform work at the apartment community as assigned by Property Manager and Regional Property Manager.

Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers and the general public. Performs other duties as assigned such as, but not limited to, delivering communication to residents, attending and participating training seminars, and running errands, as requested.

Requirements A high school diploma or equivalent is required. A minimum of three years verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Supervisory experience is preferred. Excellent communication and interpersonal skills are required.

Machines, Tools and Equipment, Software:
Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions.

Licenses/Certification:
Valid driver's license and good driving record along with auto insurance required.

Physical and Visual Activities:
Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment and utilize a ladder as required.

Description        The Community Leader works under the direction of the Area Leader or Senior Community Leader and is responsible for the Maintenance and advancement of the assigned apartment community. This includes achieving the financial and operational goals of Mid-America and of the Region. The Community Leader leads staff to insure a sufficient flow of revenue by leasing a high percentage of apartment units at the optimum rates while maintaining each apartment unit and the community grounds at a functional and high aesthetic level and controlling expenses.

 

Duties and Responsibilities*:

 

Leadership

 

·         Supervises all Community staff, including hiring, training, supervision, and corrective measures. Determines productivity standards of each staff member and communicates these standards, performance of these standards, and makes resulting compensation decisions.

·         Resolves resident issues or delegates them to staff members to resolve.

·         Performs the tasks of subordinate associates as needed, including leasing units and making units ready for leasing.

·         Attends Leader meetings as scheduled, including regional meetings and the Annual Leadership Conference (N).

·         Meets with Area Leaders and regional Maintenance, Landscape, and Marketing Directors for advice, assistance, and direction in Community improvements.

·         Meets with staff individually and in-group meetings to communicate information and company news and to insure that directives and goals are mutually understood and to receive feedback and discussion.

·         Receives training as needed for job related topics.

·         Plans, executes, and attends social and other community events for residents (N).

·         Supports Open Arms and other initiatives that demonstrates and enhances the MAC culture.

 

 Financial

 

·         Establishes and monitors the Community's budget on a daily basis in accordance with established goals.

·         Insures that all applicable deposits, rents, and other fees and ancillary revenue are collected and deposited.

·         Submits bills to be paid to the Accounts Receivable Department.

·         Submits all other accounting activities to the appropriate Section of the Accounting Department.

·         Purchases necessary equipment and supplies for the Community.

 

Marketing

 

·         Determines the optimum rent based on market conditions and the level of rent concessions, if any.

·         Participates, approves, and manages marketing efforts to increase occupancy.

·         Uses a lease expiration board to plan for lease renewal management and to reduce the effects of large seasonal expirations.

 

Maintains Community

 

·         Inspects the Community regularly to determine the quality of the physical plant and to identify needs.

·         Inspects maintenance repairs and available units for readiness.

·         May inspect recently vacated units to assess needed repairs and replacement.

·         Monitors and inspects the Community landscape and other physical initiatives to insure quality aesthetics in exterior parts of the Community.

 

Requirements

At least a High School education. Two years of successful working experience in property management, including extensive customer service and marketing/sales. Must have training or experience in basic computer use, including common applications software such as Word and Excel and with Web-based software. Other related experience or equivalent education may be substituted. Valid driver's license.

 

Preferred Qualifications:

 

Mid-America is especially interested in candidates with experience in property management and/or supervisory experience and with a Bachelor's degree or other higher education. CAM certification.
