To obtain a CAPS designation you must have worked as a multi-site supervisor for 24 months or be a CAM, ARM, or RAM designate in good standing with 24 months of management experience. The program consists of the following modules:
Legal Responsibilities and Risk Management – This course is a comprehensive survey of employment, rental and contract law affecting the multifamily housing industry, as well as a review of key environmental and safety regulations. This course also includes a brief section to help students establish and execute an effective risk management program for their apartment communities.
Financial Management – This course helps students become fluent in the financial concepts, terminology, formulas, and ratios commonly used in the multifamily housing industry. The emphasis is on showing students how to maximize income and manage expenses at their properties.
Property Performance Management – This course teaches students how to ensure that their properties are performing at or above the expectations set in the management agreement or business plan. It introduces learners to the key operational and service measures used in the industry and shows them how to write a clear and compelling owner’s report.
Property Evaluation and Due Diligence – This course covers the various processes—property inspections, financial and operational audits, and regional and neighborhood analyses—property supervisors will complete to help an owner or company acquire, sell or renovate a property.
Effective Leadership – This course shows students how to go beyond day-to-day management and enter the world of team leadership. Topics covered include: leadership versus management, the emotionally intelligent leader, employee engagement, feedback and coaching, and teambuilding.
The course helps the professional make the connection between knowledge and on-the-job performance. Let the CAPS program and the CAPS designation help you stand out in an extremely challenging environment. The CAPS designation provides:

“From an Owner and Asset Manager’s perspective, my participation in the CAPS designation classes was particularly poignant in the risk management, fiscal management and property performance course modules. Through the entire course, the significance became clear – that the collaborative focus of the asset manager, portfolio supervisor, and community manager ultimately brings to enhancing and protecting the value of the multifamily asset.
From an Asset Management perspective, the property’s future value will be reflected through the containment of expenses, asset appearance, resident credit worthiness, loan compliance and timely/intensive management of the property. With a CAPS training and designation program, the Portfolio Supervisors oversight and guidance, coupled with the Community Manager’s presence on the front line in a collaborative oriented approach, the entire real estate interdisciplinary team will be led towards a more cross functional, real time, systematic methodology to provide top level asset management. It is through this alignment of services and management disciplines that the community’s full value can be maintained and dynamic growth can occur.” – Gary J. Hofstetter President, New Boston Management Services, Inc.
